Sleeve: EXCELLENT: This is a non-flipback sleeve. Totally spotless throughout. Down graded from MINT as there are several very light creases to be found to the edges. No splits, good strong spine with bold title print, and all seams intact.
Record: NEAR MINT : Examined very closely, and there is not even a hint of a hairline, mark or blemish. In quite superb condition, and although I hesitate to grade anything as MINT, this is certainly as close as it gets. Good bright sheen to the vinyl, and both labels are clean and show no signs of spindle wear.
Played and checked for sound quality, and it plays beautifully.

I try to accurately describe the condition as per The Record Collector's Guide's parameters:
MINT: The record itself is in brand new condition with no surface marks or deterioration in sound quality. The cover and any extra items such as the lyric sheet, booklet or poster are in perfect condition. Records advertised as Sealed or unplayed should be mint.
EXCELLENT: The record shows some signs of having been played, but there is very little lessening in sound quality. The cover and packaging may have some slight wear and/or creasing.
VERY GOOD: The record has obviously been played many times, but displays no major deterioration in sound quality, despite noticeable surface marks and the occasional light scratch. Normal wear and tear on the cover or extra items, without any major defects, is acceptable.
GOOD: The record has been played so much that the sound quality has noticeably deteriorated, perhaps with some distortion and mild scratches. The cover and contents suffer from folding, scuffing of edges, spine splits, discoloration etc.
